QUESTIONs
WHAT DO HOA DUES INCLUDE?
Your annual dues of $150 (plus $50 per each additional lot owned) cover maintenance and repairs in our community, not limited to:

Upkeep and maintenance: two lakes, lake beach area, a pond

Main road repairs - causeway and main connection access (repairs to your street are the responsibility of the owners on your street)

Lake lawn care (for aesthetics, animal/pest control, and to catch lake seepage)

Insurance
HOW DO I PAY MY DUES?
Dues are paid annually by October. You can pay online or mail a check in the amount of $150 (plus $50 for each additional lot owned) to:

HOW DO I UPDATE MY EMAIL OR RECEIVE THE NEWSLETTER?
To update your email or to be added to our newsletter list, please email us and we will be sure to add you to the list and update your information! Our newsletter is the best way to hear about events and updated information.
WHO DO I CONTACT?
CRIME/SUSPICIOUS ACTIVITY:
If you witness suspicious activities or persons, have a complaint of a noise violation or property destruction, or have a general emergency, please CALL 911.
PET/ANIMAL COMPLAINTS:
If you are having an issue with a neighbor's pet, we encourage you to talk directly with your neighbor. If you are unable to resolve, please contact Henderson County animal control services.
RENTAL PROPERTIES
SHORT TERM + LONG TERM RENTALS:
The Board recently reviewed the restrictive covenants (July 5, 2022) and have voted against short-term property rentals within the community. A short-term rental is defined as renting a home for less than one year's time. Long-term rentals (lease agreement longer than one year term(s)) are permissible but need to be approved by the HOA Board.
The restrictive covenants will be amended and updated soon. Please contact us with any questions.
WHO CAN USE THE LAKE?
The lake is for property owners and their guests. Guests unaccompanied by a lot owner must be in possession of a guest pass.
